RICS Condition Report without valuation

An economical condition report for the cost-conscious home buyer, choose this report if you’re buying a conventional modern house, flat or bungalow built from common building materials and in reasonable condition.
It focuses purely on the condition of the property by setting out the following:
  • Clear ‘traffic-light’ rating, of the condition, of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention, including 12 photographs.
  • A summary of the risks to the condition of the building.
  • Other matters including guarantees, planning and building control issues for your legal advisers.
  • It will provide an overall opinion of the general condition of the property; however, it does not include a valuation or offer additional useful features such as providing Guideline Budgets for any defects that may be identified.

RICS Homebuyer Report with Valuation

An economical homebuyer report for the cost-conscious home buyer, which includes a valuation and Insurance Reinstatement cost by a RICS Registered Valuer. Choose this report if you’re buying a conventional modern house, flat or bungalow built from common building materials and in reasonable condition.
It focuses purely on the condition of the property by setting out the items listed above.
This summary inspection reports on:
  • Clear ‘traffic-light’ rating, of the condition, of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention, including 50+ photographs.
  • Major repairs that require attention within six to twelve months
  • Guideline Budgets for major defects and essential repairs
  • Matters for your solicitor
  • Rebuild costs for insurance purposes
