Residential Building/Structural Surveys

Paramount ‘Smart’ Building Survey

The Paramount ‘Smart’ Survey is our most popular type of Building Survey that is generally recommended for properties build after 1950 or newer properties where a buyer is aware of significant defects such as dampness. It concentrates on major defects and essential repairs which require attention within six to twelve months. Our surveyors will offer clear impartial opinion on what they find. They will explain how they reach their conclusions and provide reassurance that you are getting the best advice on the condition of the property.
There are also guideline budgets for any ‘major’ or ‘essential’ repairs identified and this may assist you in negotiating the sale, and help you plan and prioritise maintenance and reports.

This summary inspection reports on:

  • Clear ‘traffic-light’ rating, of the condition, of different parts of the building, services, garage and outbuildings, showing problems that require varying degrees of attention, including 50+ photographs.
  • Major repairs that require attention within six to twelve months
  • Guideline Budgets for major defects and essential repairs
  • Matters for your solicitor
  • Rebuild costs for insurance purposes

Paramount ‘Full’ Building Survey

The Paramount ‘Full’ Building Survey is just that; and is generally recommended for older properties built before 1950. It is an extensive investigation of the property and results in a comprehensive report on the property condition presented in an easily readable, clearly presented format. In addition to containing all the elements of a headline survey, it also reports on serious structural defects that threaten the stability and safety of the structure; and all other repairs that, in the surveyors opinion require attention either now or a some time in the future to put the property into, or maintain it in, good condition for its age and type. It concentrates on major defects and essential repairs which require attention within six to twelve months. Our surveyors will offer clear impartial opinion on what they find.
There are also guideline budgets for ‘all’ repairs identified and this may assist you in negotiating the sale, and help you plan and prioritise maintenance and reports.
